provided already by the appliance in the 'libguestfs' package.

If using other virt tools, this disk image won't work
with these tools. Use the guestfish equivalent commands
(see the virt tool manual page).
I found that libguestfs-xfs in old Ubuntu distros is included inside
libguestfs main package but not sure if the same is valid for
CentOS 6. Right now I can't update my parent server so any advices
will be greatly appreciated.
Which host system was the XFS filesystem created on? The xfs module in
the RHEL/CentOS 6 kernel is too old to support XFS v5 filesystems
created by more recent kernels -- see also

for few more details.
In case your filesystem was created on a RHEL/CentOS 6 host/VM, please
provide a full log of guestmount, running it with -v -x.

Looks like the same issue as mine. But any way - a full log of
guestmount, running it with -v -x and host + VM info are attached,
probably I've missed something important in the output.
Indeed, the log shows that as well:

guestfsd: main_loop: proc 73 (mount_ro) took 0.07 seconds
so you need a RHEL/CentOS 7 (or another distro with a kernel >= 3.16)
to mount that XFS filesystem.
